Dozens of developments happening around DIA

Denver International Airport, one of the busiest airports in the world, served over 80 million passengers in 2024, contributing over $47 billion to the region annually. With extensive land holdings, second only to Saudi Arabia’s King Fahd International Airport, DIA is spearheading numerous developments. These include new hotels, a cutting-edge flight training center, and significant industrial expansion.

Collaborating with local municipalities, DIA is transforming surrounding undeveloped areas into an “airport city,” positioning itself as a pivotal hub for commerce in the region. The airport’s strategic development plan encompasses seven districts, each tailored for mixed-use developments and transit-oriented designs.

Notably, DIA has about 53 square miles of land annexed from Adams County, with over 16,000 acres available for compatible commercial development. The airport’s real estate team, led by Ken Cope, emphasizes the importance of ensuring that all developments align with the airport’s mission and benefit the region as a whole.

In line with this vision, ongoing projects such as the Swire Coca-Cola bottling plant and PepsiCo’s new facility highlight the airport’s commitment to fostering economic growth. Additionally, plans for retail expansion in areas like the West Approach district further showcase DIA’s dedication to creating a vibrant airport city.

Looking ahead, DIA is at the forefront of the Colorado Aerotropolis initiative, a collaborative effort to leverage the airport’s global connectivity for economic development. By working closely with partners like Adams County, DIA aims to create a sustainable and thriving environment for residents, businesses, and visitors alike.

As the airport continues to evolve, key updates such as the Peña Boulevard expansion and new industrial developments underscore DIA’s commitment to innovation and growth. With projects like the Sun Empire development and United Airlines’ new flight center on the horizon, the future looks promising for Denver’s premier airport and the surrounding area.
