Historic 2100 Larimer building sold to Ballpark businessman

2100 Larimer St., a historic building, has been acquired by Matt Van Sistine, a local businessman, real estate investor, and board chair of the Ballpark Collective RNO. The purchase was announced by Monfort Companies and Magnetic Capital.
Van Sistine, known for his role in developing the Ballpark District and owning other properties in the area, bought the building through 2100 Larimer LLC.
Expressing his personal connection to the project, Van Sistine stated, “I’ve been part of this neighborhood for years and see this building daily from my window. I believe it represents both the challenges and opportunities in Ballpark, and I am dedicated to creating something that aligns with the neighborhood’s character and serves the community effectively.”
The vacant building was sold for $1.6 million, including design plans for a street-level restaurant bar with office space on two floors.
Despite being classified as a neglected building in the city, Van Sistine’s team plans to revitalize it into a community asset and commercial center, intending to convert it into a three-story multi-bar restaurant with a music hall, street-level patio, and rooftop lounge.
The 11,600-square-foot property, located two blocks from Coors Field, was jointly owned by Monfort Companies and Magnetic Capital before the sale to Van Sistine. Records show the initial purchase price was $2.9 million.

We are delighted to pass on the responsibility to someone who shares our vision for the district’s future.”
This transaction underscores the ongoing collaboration between Van Sistine and Monfort, who played pivotal roles in establishing the Ballpark General Improvement District (GID). The approval of the Ballpark GID by voters in November 2024 aims to enhance cleanliness, safety, and special projects in the area.
Monfort Companies is also progressing with their mixed-use development plans for properties at 1962 Market St. and 1320 20th St., which recently received approval from the Lower Downtown Design Review Commission (LDDRC). Their portfolio includes bringing Dierks Bentley’s Whiskey Row and Riot House to the area.
